It is an evolution of traditional lump sum general contracting into an Owner/Project oriented control of checks and balances. The Construction Manager is an agent to the Owner and is centered on operating as a project partner and consultant of the Owner. All savings generated revert back to the Owner. In General Contracting the GC is profit motivated and the money that is saved goes into his pocket.
